You can't fix what you can't see. Most façade defects start small: hairline cracks, drummy render, early concrete spalling, sealant that has started to split. From the ground or a balcony they are almost invisible. By the time residents notice, the repair is bigger and more expensive.

A rope access inspection puts a technician within arm's reach of every part of the façade, without scaffold or lifts. We sound render and concrete, check joints, seals, fixings and coatings, and mark and photograph every defect we find.

  • A photo of every defect, with its location on the building (elevation, level and drop)
  • Defects marked on the wall in survey paint during the inspection, so the repair crew finds every one
  • A priority for each item, so the committee knows what to fix first and what can wait
  • A fixed-price scope to repair them, which can be staged by elevation to follow the capital works plan

On a Bankstown strata high-rise we mapped the concrete defects drop by drop in exactly this way, then repaired them from the rope inside containment netting.

You receive a report with photos and locations for each defect, ranked by priority, and a fixed-price scope to repair them. Many committees use it to plan the capital works fund, before a repaint, or to support a defect claim with a builder.

Questions about rope access inspections

How often should a strata façade be inspected?

Every few years for most buildings, and always before a repaint, so repairs can be done first. Coastal and older concrete buildings benefit from more frequent checks.

Is a rope access inspection better than a drone inspection?

A drone gives a useful overview, but it cannot sound render or concrete or check joints by touch. Rope access puts a technician at arm's length, which is how hidden defects such as drummy render are found.

Can the report be used for a defect claim?

Our photo records and defect register document what was found and where. For legal or structural opinions, they can be given to your engineer or lawyer to support their assessment.

Do you charge for the inspection?

A walk-around site inspection for a quote is free. A full rope access inspection of every elevation with a written report is quoted as its own job, depending on the building size.
