Strata painting in short

Tactical Height Solutions paints strata buildings across Sydney: lobbies, corridors, stairwells and car parks inside, and fences, walls, balconies and full external repaints outside. Licensed painters (NSW licence 478674C) work from the ground, ladders and mobile scaffold, and IRATA-certified rope access technicians repaint high façades without scaffold. Every quote is fixed-price, with resident notices, a program and a written warranty.

Strata painting has two parts: the inside of the building that residents walk through every day, and the outside that protects the structure. We paint both, so the committee deals with one licensed contractor instead of two.

Inside, we repaint lobbies, corridors, stairwells, car parks, doors and handrails, working in sections so residents always have a way through and using low-odour paints in enclosed areas. Outside, low walls, fences, balconies and walk-ups are painted from the ground and ladders, and taller elevations are repainted on rope without scaffold across residents' windows.

We work with your strata manager on notices, by-laws and timing, and hand over a photo record and a written warranty the committee can file with its capital works plan.

Questions about strata painting

Can the committee stage the painting over several years?

Yes. We price by area, such as each stairwell, the car park and each elevation, so the work can follow your capital works plan.

How do you manage residents during common area painting?

We send notices in advance, work in sections with signage, keep at least one route through the building open and use low-odour paints indoors.

Does strata painting need a licensed contractor?

In NSW, residential painting work over $5,000 must be done by a licensed contractor. Our licence is 478674C (painting).

Rope access or scaffold for the outside?

For most repaints over two storeys, rope access is quicker and cheaper because there is no scaffold to hire and residents keep their balconies. We recommend the method after inspecting the building.
