Clean glass is the first thing tenants and visitors notice. On a multi-storey building, rope access (also called abseil window cleaning) is usually the fastest and most cost-effective way to clean it, with no booms on the footpath or swing stage to install.
We clean windows, curtain walls, glass balustrades, skylights and curved glass roofs on strata and commercial buildings. Before every job we check the roof anchors we will be using, and if they are due for inspection we can certify them at the same visit.
Abseil window cleaning for strata and commercial buildings
Our technicians rig two ropes each from certified roof anchors and clean the building in vertical drops: glass first, then frames, sills, louvres and glass balustrades on the same drop, so nothing is missed between floors. Low-level glass is cleaned from the ground. Every job runs under an IRATA Level 3 supervisor and a site-specific SWMS, with an exclusion zone kept clear at the base of each drop.

How often to clean, by building type
- Office and commercial towers: usually every three to six months; shopfronts monthly.
- Residential strata: usually once or twice a year.
- Coastal buildings and busy roads: more often, because salt and grime build up faster and etch the glass if left.
What affects the price
Every clean is quoted at a fixed price after a site look. The main factors are the number of drops and the area of glass, the type of glass and frames, how long since the last clean, access to the roof, and whether the anchors are current. Most committees add façade washing, gutter cleaning or bird proofing to the same visit, and book the annual anchor inspection alongside it, so access is paid for once.

Questions about high-rise window cleaning
How often should high-rise windows be cleaned?
Commercial buildings usually clean every three to six months. Residential buildings often clean once or twice a year, more often near the coast or busy roads.
Is abseil window cleaning the same as rope access window cleaning?
Yes. Abseiling is the everyday name; rope access is the industry term for the IRATA system we use, with two independent ropes per technician and a Level 3 supervisor on every job.
Do you clean the inside of the windows too?
Our rope access service covers the outside. We can arrange internal cleaning for common areas on request.
What if our roof anchors are out of date?
We cannot use anchors that are not certified. We can inspect and certify them before the clean, often on the same visit.
Do residents or tenants need to do anything?
Keep windows closed while we are working beside them and move anything light off balconies near the drops. For strata buildings we supply resident notices ahead of the clean.
What happens if it is windy or raining?
We do not work on the rope in strong winds or storms. The supervisor makes the call on the day, and we reschedule rather than take a risk or leave a poor finish.
Can you clean before or after business hours?
Yes. Commercial cleans can be booked early morning, after hours or at weekends so customers and staff are not disrupted.
