Every window cleaner, painter, plumber and air-conditioning technician who goes onto your roof relies on its height safety system. We install, inspect and certify those systems, and because we use anchors every day on rope access jobs, we know what a working system needs.

That covers single anchors and static lines for fall arrest and rope access, fixed ladders and vertical fall arrest, and walkways, guardrails and platforms that keep people away from the edge. Every system is recorded on one roof plan with photos, tagged and added to an annual inspection so the certification never lapses.

Height safety

Which height safety system suits your roof?

The right system depends on how people use the roof, how often, and how close they need to get to the edge. As a rule, the more often people work near an edge, the more you want a control that does not rely on them clipping on correctly.

  • Single roof anchors suit rope access and occasional work at a known spot: window cleaning, façade repairs and painting drops. Each technician uses two, so anchors are placed in pairs along the parapet. See anchor installation and certification.
  • Static lines (horizontal lifelines) suit people who need to move along a roof edge or a long run of plant while staying connected. See static line installation.
  • Walkways and guardrails suit roofs that trades visit regularly, such as plant decks and air-conditioning units. Guardrails keep people away from the edge without any harness, which is why they are usually the better choice where work is frequent. See roof access systems.
  • Fixed ladders and vertical fall arrest get people safely from one level to another. See ladder systems.

We install to AS/NZS 5532 and the manufacturer's instructions, as certified installers of Kattsafe and Safetylink systems, and plan anchors, lines, ladders and walkways together on one roof plan.

The annual inspection cycle

Under AS/NZS 1891.4, anchors and fall arrest systems should be inspected at least every 12 months, and after any fall or damage. Corrosion, loose fixings, roof alterations and lost records are the usual reasons systems fail. At each height safety inspection we review existing certificates and the roof layout, check every anchor, line, bracket and fixing, load test where the standard or manufacturer requires it, and fix pass or fail tags with the inspection date. If something fails, it is tagged out of service on the day and we explain what is needed to fix it.

Height safety in strata buildings

In a strata building, roof anchors and access systems are usually common property, so the owners corporation is responsible for keeping them safe and current, and the strata manager arranges the annual inspection on its behalf. Window cleaners, painters and other trades should not use anchors that are out of date. Booking the inspection before the tags expire, or alongside the window clean, means work on the building is never held up. See how we work with strata managers and building maintenance programs.

Common questions

How often do roof anchors need to be inspected?

Under AS/NZS 1891.4, anchors used for fall arrest or rope access should be inspected at least every 12 months, and after any fall or damage.

Can you certify anchors someone else installed?

Yes. We inspect and test existing anchors and systems, tag the ones that pass and quote to fix or replace the ones that do not.

What does a height safety inspection include?

A visual and physical check of every anchor, line, ladder and walkway, load testing where required, new tags, a roof plan and a certificate with photos.

Do you install guardrails and walkways too?

Yes. Where people work near an edge regularly, guardrails and walkways are usually the better control, and we plan them together with anchors and static lines.

What happens if an anchor fails the inspection?

It is tagged out of service on the day so nobody uses it, and we explain what is needed to repair or replace it, with a quote.

Who is responsible for roof anchors in a strata building?

Roof anchors and access systems are usually common property, so the owners corporation is responsible for keeping them inspected and safe. The strata manager normally arranges the annual inspection on its behalf.

Can the anchor inspection be done on the same visit as window cleaning?

Yes. We often inspect and certify the anchors first and then use them for the clean, so access is paid for once.
