Rope access painting, also called abseil painting, is the fastest way to repaint a multi-storey building without scaffolding it. Our painters rig from certified roof anchors and work down the façade in vertical drops, preparing and painting each section before moving to the next.
Because the people on the rope are qualified painters, the finish is the same as any good trade repaint: proper washing, crack repair and priming before a full coating system goes on. For strata committees that means a building that looks right for years, not a quick coat that fails at the first wet winter.

Abseil painters who are licensed painters
Many abseiling painters are rope technicians first. Ours are trade painters first: the business holds NSW contractor licence 478674C (painting), the founder holds a Certificate III in Painting and Decorating and IRATA Level 3, and every job is supervised by a Level 3 technician. That is why we can take on high access painting where the preparation matters as much as the access: heritage detail, patchy brick elevations, and façades that need repairs before they can be painted.
Repairs, wash, seal, then paint
A repaint only lasts as long as the surface under it. On rope, one crew can do the whole sequence drop by drop, without scaffold staying up between trades:
- Repairs: cracked render, spalling concrete and failed joints fixed first. See façade repairs and concrete cancer repairs.
- Wash: the façade pressure cleaned so the coating bonds.
- Seal: joints and window perimeters re-sealed where needed.
- Paint: primer and the full coating system to the manufacturer's specification.
Dulux coating systems by surface
We paint with Dulux systems and choose the system for the surface and the exposure, not one paint for every wall. These are the systems typically specified for each surface on a Sydney façade; the exact products, primers and number of coats come from Dulux's specification and data sheets for your building.

Questions about rope access painting
How much does rope access painting cost compared with scaffolding?
For most buildings over two storeys, rope access painting costs less because there is no scaffold to hire, erect, inspect and dismantle. The saving depends on the building, so we give a fixed-price quote after a free inspection.
How long does it take to repaint a building by rope access?
It depends on the size of the façade, the preparation needed and the weather. A small walk-up elevation can take a few days; a full high-rise repaint can take several weeks. Your quote includes a program.
Can you paint in winter or when it rains?
We do not apply paint in rain or when the surface is wet, or outside the temperature range on the paint data sheet. We plan around the forecast and use dry days for coating and wet days for other work where possible.
Do residents need to move out or stay inside?
No. Residents stay home. We ask that balcony items near the work are moved and windows are closed while we are painting beside a unit.
Which paint brands do you use?
We use Dulux systems and select the system for the substrate and exposure. Coastal buildings, for example, need different coatings from a sheltered inner-city walk-up.
Is abseil painting the same as rope access painting?
Yes. Abseil painting is the everyday name; rope access is the industry term for the IRATA system we work under, with two independent ropes per technician, each on its own certified anchor, and a Level 3 supervisor on every job.
Does the strata committee need to approve rope access painting?
The owners corporation decides on and approves common property work, usually through the committee or a general meeting, depending on the scope and budget. We give you a fixed-price quote, insurance certificates, the SWMS and a program to put in front of the committee, and we can price by elevation so the work can be staged.
Do you also do the repairs before painting?
Yes. Render and concrete repairs, sealant replacement and washing are done from the same ropes before the paint goes on, so there is one crew and one program for the whole façade.
Can you paint commercial buildings during business hours?
Outside, upper levels are painted on rope with a small exclusion zone at the base of each drop instead of scaffold across your entrance. Where an area needs to stay clear, we program that section early, after hours or at the weekend.
